Case Study

One of our clients, an 80-year-old landlord, owned a portfolio in Wolverhampton that he acquired in the 1970s. The properties, which were houses converted into flats, were valued at over £2.5 million. However, they were outdated, didn't meet new safety requirements, and were in dire need of refurbishment. The landlord faced declining rents, dropping yields, and soaring maintenance costs.

After a comprehensive assessment, we recommended selling 50% of the portfolio to raise funds for modernising the remaining properties. This upgrade allowed the landlord to charge higher rents and achieve 100% occupancy for the next two years, resulting in a 400% profit increase. Additionally, we restructured the ownership for better tax efficiency and connected him with an inheritance advisor to enhance his estate planning.
